BEAT THE MATCH DAY RUSH: WHY YOU SHOULD CONNECT WITH PHYSICIAN REAL ESTATE NETWORK NOW

Resident physician doctor at computer at hospital

Later this month, thousands of medical students will experience one of the most pivotal moments of their careers: Match Day. While the excitement is palpable, the weeks following the "envelope opening" are often a whirlwind of licensing paperwork, graduation planning, and the frantic scramble to find a place to live in a brand-new city.

At the Physician Real Estate Network (PREN), we have a different suggestion: Don’t wait for the envelope to start the conversation. You don’t need to know your final destination to start gaining a competitive edge. Here is why speaking with PREN now, before the Match Day madness, puts you months ahead of the game.

1. Market Intel for Your Top Rank List

Most med students have a solid idea of their top three or four programs. By connecting with PREN now, we can introduce you to specialized agents in those specific markets today. Whether you end up in a high-density metro like Boston or a growing medical hub in the Midwest, having a local expert "on standby" means you’ll receive real-time market updates, neighborhood insights, and inventory trends long before your peers even start their search.

2. Mastering the "Physician Loan" Early

The Physician Mortgage Loan is your greatest tool, but it can be nuanced. These programs allow for:

  • 0% Down Payments (keeping your cash liquid for the move).
  • No Private Mortgage Insurance (PMI).
  • Student Debt Flexibility: Many lenders exclude deferred student loans from your debt-to-income ratio.

By starting the conversation now, we can connect you with vetted lenders who specialize in doctor loans. You can get your "financial house" in order, understand your purchasing power, and have your pre-approval ready to go the moment you see your Match result.

3. Move-In Before You Clock In

Did you know many physician loans allow you to close on a home 60 to 90 days before your residency start date? When you work with PREN early, you’re not just looking for a house; you’re planning a seamless transition. While other residents are spending their final weeks of freedom touring apartments and signing leases, you could be unpacking in your own home, building equity from Day 1 of PGY-1.

No Matter Where You Go, We’re Already There

The beauty of the Physician Real Estate Network is our national reach. It doesn’t matter if you match at your #1 choice or a surprise #5, we have a network of vetted, "physician-first" real estate professionals across the country ready to hit the ground running for you.

Residency is a marathon. Start the housing leg of the race with a head start. By the time Match Day arrives, you won’t be asking "Where will I live?", you’ll be asking "When can I get the keys?"

How to Succeed in Real Estate As a Resident or Fellow

Buying a home as a resident or fellow might sound impossible:  long hours, student debt, and limited savings don’t exactly scream “ready to buy.” But here’s the truth: many physicians successfully purchase homes before finishing training and with the right strategy and loan, you can too.

At Physician Real Estate Network, we specialize in helping doctors navigate the home-buying process, even during residency or fellowship. Here’s how to make it happen.

Home to Buy as a Doctor

1. Understand Your Options With a Physician Loan

Traditional lenders often struggle to see the full picture of your financial potential as a resident. That’s where a physician loan for residents comes in. These programs are specifically designed for medical professionals and offer unique benefits such as:

  • Little to no down payment required
  • No private mortgage insurance (PMI)
  • Higher loan approval limits, even with student debt
  • Future income considered, not just your current residency salary

Physician loans make it possible to buy a home in residency without waiting years to save for a down payment.

2. Choose a Home That Fits Your Timeline

Residency and fellowship are temporary, so think about how long you plan to stay. If you’ll only be in one location for a few years, look for a property that’s easy to rent out or resell when you move.

Many early-career doctors choose townhomes or smaller single-family homes near hospitals and medical centers as these are properties that maintain strong rental demand and long-term value.

3. Get Pre-Approved Early

Even if you’re not ready to make an offer yet, getting pre-approved gives you a clear picture of your buying power and helps you move fast when the right home appears. Partner with a lender familiar with physician loans for residents, since not all banks understand how to evaluate medical income and contracts.

At Physician Real Estate Network, we connect you with trusted lenders nationwide who specialize in working with doctors in training.

4. Factor in Future Moves and Career Goals

Buying during residency doesn’t mean you’re tied down forever. Many residents use their first home as a stepping stone and then rent it out when they relocate for fellowship or their attending position.

If you’re planning ahead, choose a home in a high-demand area near hospitals, universities, or major medical centers. That way, you’ll have no trouble renting or selling later.

5. Partner With a Realtor Who Knows the Physician Journey

Your time is limited. Between rounds, rotations, and research, you don’t have hours to spare. That’s why working with a real estate agent who understands the physician lifestyle makes all the difference.

At Physician Real Estate Network, we’ve helped countless residents and fellows buy homes across the country, guiding them through financing, timing, and long-term planning with ease.

Bottom line: You don’t have to wait until after training to own a home. With the right loan, a strategic plan, and expert guidance, buying a home during residency or fellowship can be a smart step toward your financial future.

Stepping Stone Real Estate Market Update: Full Year Review & Current Trends (2025–2026)

Stepping Stone neighborhood Parker Colorado homes

If you live in Stepping Stone, you may have recently received my latest neighborhood market report in the mail. I wanted to expand on that data here and give you a clearer picture of what’s happening right now — and what it could mean for your home’s value.

As a Stepping Stone resident and neighborhood real estate specialist, I track these numbers closely so homeowners have real, local insight — not generic Parker or Denver stats.

Stepping Stone Real Estate: A Look Back at 2025

The Stepping Stone housing market remained active throughout 2025, even as buyers became more selective.

2025 Year-End Highlights:

  • 54 homes sold total (+11 compared to 2024)
  • Average sold price: $805,510 (down 4.3% year over year)
  • Average days on market: 39 days (+2 vs. 2024)

What this tells us: homes did continue to sell, but pricing accuracy and presentation mattered more than ever.

Current Stepping Stone Market Activity (Early 2026)

Here’s a snapshot of what we’re seeing right now in the neighborhood:

  • 15 homes sold recently
  • Average active list price: $735,100
  • Average sold price: $765,667
  • Average days on market (sold homes): 55 days

This spread between list price and sold price is important — it shows that well-positioned homes are still attracting strong offers, even with longer timelines.

Homes Currently for Sale in Stepping Stone

Inventory remains limited, but buyers have more breathing room than they did in peak years.

Right now, Stepping Stone listings range from the mid-$600s to just under $900K, with homes offering anywhere from:

  • 3–5 bedrooms
  • 1,900–3,600+ square feet

There are also multiple homes under contract, which signals continued buyer demand — especially for properties that are priced correctly and show well.

What This Means for Stepping Stone Homeowners

If you’re thinking about selling in 2026, here’s the takeaway:

  • Pricing strategy matters more than ever
  • Buyers are value-driven and comparing options carefully
  • Homes that are prepared, staged, and marketed properly are still selling successfully

Even in a shifting market, Stepping Stone remains one of Parker’s most desirable neighborhoods due to its schools, trails, community amenities, and location.

Curious What Your Stepping Stone Home Is Worth?

Every home in Stepping Stone is different — lot location, upgrades, floor plan, and timing all play a role. That’s why automated estimates often miss the mark.

I offer complimentary, hyper-local home value assessments specifically for Stepping Stone homeowners.

Feel free to reach out to me at 303-204-8423 I’m always happy to talk through your options — whether you’re planning to sell soon, later this year, or just want to stay informed.

Why the Traditional Home Buying Process Doesn't Work for Physicians

For most buyers, the traditional home-buying process follows a predictable path: stable income, manageable debt, and a straightforward mortgage approval. But for physicians, that model often misses the mark.

Doctors have unique financial trajectories, time constraints, and career paths that don’t fit neatly into a conventional real estate box. When the process isn’t adjusted to account for those differences, it can lead to confusion, missed opportunities, or costly mistakes.

How Physician Income and Debt Are Different

Physicians often enter the housing market with high earning potential but also significant student loan debt. Add in residency, fellowship, or recent job transitions, and the financial picture can look unusual on paper, even when long-term stability is strong.

Traditional lenders and real estate professionals may view these factors as risky. In reality, it’s simply a different structure. Income may be increasing rapidly, bonuses and contracts may factor in, and debt doesn’t necessarily reflect poor financial health. Without understanding this context, physicians can receive inaccurate advice or unnecessary limitations during the buying process.

Why Physician Loans Are Often Misunderstood

Physician loans are designed to accommodate the realities of medical careers, yet they’re frequently misunderstood or incorrectly applied. Many real estate agents and lenders are unfamiliar with their nuances, from low or no down payment options to flexible debt-to-income considerations.

When handled improperly, these loans can lose much of their advantage. Small missteps in contract timing, property type, or lender coordination can result in delays, lost negotiating power, or unexpected costs. The loan itself isn’t the problem, lack of experience is.

What a Physician-Specific Approach Looks Like

A physician-focused real estate strategy starts with education and planning, not pressure. It accounts for career stage, lifestyle needs, call schedules, potential relocations, and long-term goals. It also integrates closely with the loan process so decisions are made with the full picture in mind.

Rather than treating physicians like traditional buyers, this approach recognizes flexibility, mobility, and future earning potential as strengths. The goal isn’t just to purchase a home, it’s to make a smartsustainable decision that supports both professional and personal life.

How PREN Fills the Gap

Physician Real Estate Network (PREN) was created to address the disconnect between traditional real estate practices and the realities physicians face. PREN specializes exclusively in working with doctors and understands how physician loans, contracts, and timelines intersect with the housing market.

By combining physician-specific knowledge with strategic guidance, PREN helps doctors navigate the process with clarity and confidence. The focus is on protecting decisions, minimizing friction, and ensuring the home-buying experience works with a physician’s career, not against it.

For physicians, buying a home shouldn’t feel like fitting a square peg into a round hole. With the right approach and the right team, it can be a powerful step forward.

Use the get in touch form that’s on this page and we’ll be in touch just as soon as we can. Looking forward to supporting you on your path to homeownership.
