Stepping Stone Real Estate Market Update – June 2026

Over the past several weeks, 12 homes have sold in Stepping Stone with an average sold price of approximately $823,000 and an average of just 27 days on market. That's great news for homeowners because well-priced homes are still attracting buyers and moving relatively quickly.

However, we're also seeing a growing gap between active listing prices and actual sold prices. Current active listings average nearly $895,000, while recent sales averaged about $823,000. This tells us that today's buyers are paying close attention to value and are less willing to overpay than they were a few years ago.

The good news is that demand remains strong for Stepping Stone. The neighborhood continues to attract buyers looking for excellent schools, community amenities, trails, parks, and convenient access to both Parker and Castle Rock.

Several higher-end homes continue to command strong prices, including recent sales approaching and exceeding $900,000. At the same time, buyers are rewarding homes that are priced correctly and presented well from day one.
